Mooka Client Interview - Olivia

01

The Married Life

Olivia got married and partnered with Mooka shortly after to help create a passive income stream that could help save up for a down payment on a house. During the discovery phase, Mooka worked with Olivia to align on goals, milestones, and timelines. Hear her story.

02

Income On Income

Mario owns a car lot and saw an opportunity to tap into the rental car market through Turo. He wanted to create a rental car fleet that would produce solid monthly income, but didn't want to buy all the cars upfront due to the capital requirements. He partnered with Mooka to create a passive income stream that could produce enough to monthly profit to cover down payments and monthly car payments. His eBay store now makes enough profit every 2 months to put a down payment on a car and cover the monthly payments. He rents these cars out on Turo, and now has an income producing asset (eBay Store) that pays for other income producing assets (Rental Cars).

No Time Like Now

Jordan is one of Mooka's newest clients and he and his wife had their 2nd child not too long ago. He invested in an Amazon automation business previously, but was not thrilled with the lack of results and plethora of red tape he had to deal with. So, he turned to Mooka to help create a passive income stream that could grow over time and act as a savings account for his new daughter.

04

The College Experience

Jessica wanted to make sure her son got the full college experience. Despite only living 5 miles from campus, she thought it was important for her son to live on campus. She partnered with Mooka to create a passive income stream that could not only help pay for room and board, but also contribute to covering tuition for all 4 years.

Food For Thought

Right now, you could buy a ski in/ski-out studio condo in Park City, UT for $480,000. If you put 10% down, your down payment would be $48,000. With current mortgage rates, PMI, property taxes, and HOA fees, your monthly payment would be about $4300.

Renting it out as an Airbnb would be great passive income. Let's take a look at the pro forma numbers:

Airbnb vs ebay Automation

From those numbers, your net income would be (-$24,253). Sure the asset could appreciate over the year and you could gain equity in the property. Let's assume a 15% YoY increase. Your new property value would be $552,000, or $72,000 equity. An excellent ROI. But consider this:

You open up a platinum ebay store with Mooka, which includes 40,000 product listings. Once fully scaled (9 months), this store could produce $10k+ in take home profit each month. Based on the projections below, your net take home profit could be around $90k after 12 months. About $40k more than your initial investment (80% ROI). Another excellent ROI.

If your store produces consistently for the next 6 months, you'd have enough profit to put 20% down on that same condo AND have enough passive income to coverage your monthly payments. You would now have an income producing asset (ebay store) paying for another income producing asset (condo rental). This is called compounding income. Just some food for thought.
